07. Buying a newly-built home
If you are buying a house that is less than ten years old, it may be covered by a National House Building Council Buildmark scheme, or some other warranty. The warranty will transfer to a new owner, but will only cover defects that appear after the house has been sold. Defects that were (or could have been) spotted before the purchase won't be covered unless the person who owned the property before has already claimed. If your surveyor notices a problem that might be covered by the scheme, the seller (not you) must make a claim under the warranty to get it fixed.
